Edet Real Estate is a property consultancy and brokerage serving diaspora Nigerians investing in the Nigerian property market. We operate across Lagos, Abuja, Ibadan, Ogun State, and beyond.

We are strongly affiliated with the Billionaire Realtors' Group (BRG), through whom every property we recommend undergoes an independent verification process. We use this scrutiny — of the property, its documentation, and its developer — to give you peace of mind from anywhere in the world, knowing that your local investments are fully vetted, authentic, and secure.

Our role is to sit on your side of the table. We bring market intelligence, industry relationships, and transactional experience to bear so that you enter every commitment properly informed, and with robust co-operative backing.

What we do for you

The following is an account of the services we provide. We operate on a developer-funded model. This means you gain full access to our vetted portfolio, market insights, and verification processes at no direct charge to you.

Investment Strategy Consultation
We begin by understanding you — your financial goals, your investment horizon, your risk appetite, what you need to achieve ultimately, and when you need to do so. From there, we advise on which property type, location, and structure best serves your unique desires.

Location Analysis & Market Intelligence
We use current market knowledge to recommend viable locations and corridors suited to your objectives — not generic guidance, but analysis calibrated to what you are trying to achieve.

Developer Due Diligence
Through our affiliation with BRG, we have independently assessed each developer's track record, delivery history, and reputation before recommending any of their projects.

Property Shortlisting & Presentation
We curate and present properties that match your brief — a considered selection aligned delicately to your goals.

Price Benchmarking
We help you compare the quoted price against current market rates and recent comparable transactions, helping you decide whether what you are being offered is fair.

Investment Clarity Protocol
Transparency is the foundation of each successful real estate investment. Therefore, prior to any transaction, we walk you through a tailored Risk and Mitigation briefing so you can make fully informed decisions. Your continuation tells us that you feel fully informed and comfortable with the property. And from that point, we are with you — every stage, every question, every development.

Documentation Procurement & Relay
We request, obtain, and transmit all relevant property documentation from the developer to you — including title documents, development approvals, and off-plan agreements. Though every property we bring to you has already passed our independent verification, we ask you to engage your own solicitor and surveyor because on a decision of this size, your own professional confirmation is something you deserve to have.

Transactional Advocacy
From the moment we begin working together, our focus is entirely on your outcome. We will always tell you what we find — including anything that gives us pause. We will press the developer on documentation quality and, through our institutional supports, hold them to account on your contractual entitlements.

Developer Introductions
Where a transaction requires a live introduction or direct engagement with the developer — particularly on larger or more complex deals — we facilitate and accompany that process.

Deal Closing Support
We meticulously oversee your acquisition through to final completion. Our team tracks your payment timelines, secures your critical documentation milestones, and acts as your dedicated liaison with all parties. This ensures a seamless, frictionless transition of ownership, leaving you completely satisfied with both the process and your new asset.

Boundaries of our role

What falls outside our scope

We believe you are better served by transparency. The following are things clients sometimes assume we do — and which we want to address directly.

We do not hold or handle client funds.
All transaction payments go directly from you to the developer. We do not accept, process, or manage funds at any point in the transaction.

We are not a developer.
We do not directly control project timelines, construction quality, or delivery dates. However, we hold our developers to account on your behalf.

We do not conduct surveys on your behalf.
While we carry out an independent assessment of every property we display. We nonetheless require — as a standard — that you engage your own registered surveyor. Your personal professional confirmation on a commitment of this scale is something we constantly want you to have.

We do not guarantee investment returns.
We give you a proven developer, a fair market price, a transparent risk briefing, and an analysis of what the asset can reasonably yield. You then decide from there.

We do not sign documents on your behalf without explicit authorisation.
Where a client requires local representation for a specific, defined task, this must be formalised through a Limited Power of Attorney restricted to that task alone. We strongly advise that you engage a licensed attorney for any formal representation.

We are not a law firm.
We are familiar with real estate law as it applies to property transactions across Nigeria. Our internal legal team monitors our operations and is excellent at flagging what you need to know, including title perfection obligations. However, we do not act as your personal legal representatives. For specialized matters like stamp duty, capital gains tax, inheritance structuring, or formal deed execution, you will want your own solicitor in your corner. We will gladly work alongside them to ensure a seamless closing.

Compliance & KYC

What we need from you, and why

We will request the following from you as part of our statutory obligations.

To comply with statutory Know Your Customer (KYC) frameworks, during the close of every transaction, you agree to provide valid, verifiable identification documents — NIN, BVN, or CAC records as applicable. We reserve the right to terminate transaction if these requirements are not met.

Edet Real Estate operates as a Designated Non-Financial Business and Profession (DNFBP) and is fully registered with the Special Control Unit Against Money Laundering (SCUML) under the Economic and Financial Crimes Commission (EFCC). All advisory, brokerage, and introduction services are governed by the Money Laundering (Prevention and Prohibition) Act, 2022. At no point do we accept, hold, or manage client funds.

You warrant that all funds deployed to third-party vendors originate from lawful sources. We maintain a statutory obligation to file Suspicious Transaction Reports (STRs) with the Nigerian Financial Intelligence Unit (NFIU) regarding any facilitated transaction that exhibits irregular patterns — without liability to you.

We do not accept or process transaction payments. You acknowledge your independent duty to comply with Section 2 of the Money Laundering Act, 2022, regarding cash thresholds — ₦5,000,000 for individuals and ₦10,000,000 for corporate entities. We accept no liability for any transaction cancelled, penalised, or investigated due to non-compliant funds transferred directly to third-party vendors.

Communication

How we communicate

Given the cross-border nature of many of our client engagements, instructions and confirmations communicated via email or WhatsApp are treated as valid. We recommend that all material instructions — particularly those relating to transaction decisions — are confirmed in writing through these channels.

All market reports, investment guides, property analyses, and advisory materials produced by Edet Real Estate remain our intellectual property. They are shared with you for personal investment decision-making purposes only, and may not be reproduced, redistributed, or repurposed without our written consent.

Your data

How we handle your information

We are committed to protecting your personal data in accordance with the Nigeria Data Protection Act (NDPA) 2023.

We collect necessary personal data — including contact information, government-issued identification, Bank Verification Numbers (BVN) where required for compliance, proof of funds, and property investment preferences. Your data is collected exclusively to facilitate your property inquiries and investment transactions, conduct mandatory KYC and AML checks, communicate updates regarding property developments and market opportunities, and ensure compliance with Nigerian legal and regulatory requirements.

We do not trade your personal information. Your data may be shared with third-party developers, legal counsel, or regulatory bodies strictly as required to fulfil your investment objectives or as mandated by law.

Under the NDPA 2023, you have the following rights:

Access

Request a copy of the personal data we hold about you.

Correction

Request rectification of inaccurate or incomplete data.

Erasure

Request the deletion of your data, subject to legal record-keeping requirements under AML law.

Portability

Request the transfer of your data to another service provider.

Any proprietary market intelligence, negotiation strategies, or client-specific information shared in the course of our engagement is held in strict confidence by both parties. On our end, we will never share your personal or financial information beyond what is required to facilitate your transaction or meet our regulatory obligations.

Disputes

If something goes wrong

These Terms, and any dispute arising out of or in connection with our advisory or brokerage services, are governed by and construed in accordance with the laws of the Federal Republic of Nigeria.

We hope never to need the following:

Amicable Negotiation:

In the event of any dispute, the parties shall first attempt to resolve the matter through good-faith mutual negotiation. A written notice of dispute must be issued by the aggrieved party to begin this process.

Mediation:

If the dispute is not resolved within fourteen (14) business days of written notice, it shall be submitted to confidential mediation under the Arbitration and Mediation Act 2023, conducted at the Lagos Multi-Door Courthouse (LMDC) or the Abuja Multi-Door Courthouse by a single accredited mediator. Any signed settlement reached at this stage is legally binding.

Arbitration:

If mediation does not resolve the dispute within thirty (30) days, it shall be finally settled through binding arbitration conducted by a sole arbitrator appointed in accordance with the rules of the Nigerian Institute of Chartered Arbitrators (NICArb). The seat of arbitration shall be Lagos, Nigeria, and proceedings shall be conducted in the English language.

Meet the Local Expert

Mary Edet is from Uyo, Akwa Ibom State, and is currently completing a medical degree at the University of Ibadan. She founded Edet Real Estate after noticing a recurring problem among Nigerians abroad: many wanted to invest in property back home but had limited ways of independently verifying developers, properties, and transactions. She then affiliated with the Billionaire Realtors' Group (BRG), whose model includes a pre-verification process for developers and properties within its network. The firm centres on helping diaspora Nigerians make property decisions with better information and local verification than they could easily access from abroad.
